  • Central heating/boiler problems.

    Maybe FAO Lee, but others may also know.


    No Central heating, there was hot water but that had gone when I arrived.

    I managed to get hot water working, may have been a fluke. I was bleeding the system via I black
    Handle, which was raising pressure. Then the flame kick started and hot water was there! I had hoped
    This cured heating issues but apparently not.

    Does anybody have any ideas before
    I have to pay out for somebody?

    Is your pressure too low ?

    Mines often needs pressure putting back into the system. Did a lot when I had a very slow leak from a rad bleed valve.

    My pressure level usually needs to be at 2 for it to work. Pressure it added on mine and a few others by opening the two taps that are on a silver loop or half loop. I switch on mine between water and heating to add pressure to each.

                  That pressure is way too high, you've over pressurised it. Bleed a radiator until it drops down to between 1-1.5bar. After that, the timer just to the left of the pressure gauge needs setting up, that's why your heating isn't working. Initially it would've failed due to low pressure, and I'm presuming in the mean time someone has switched it off, which has reset the timer by the looks of it.

                    You sound very confident Lee, is it worth doing the British gas thing mentioned above?

                    Would it help you if I mentioned your name as a referral?


                    Could do Without a big bill at the moment, and would prefer to fix myself/learn.

                    I know how to bleed a radiator, does it 100% need setting up again on the timer? Can we not set it up to come on manually?

                    Appreciate the help, just want to get all the facts before I go round there again.

                        I'm pretty much certain that's what's causing your problem. If the pressure is dropping frequently it will need investigating further, but if it's a one off it's nothing to worry about.
                        The timers are a bit fiddly to set but once set they can be put into 24hr operation so you just use the room thermostat when wanting heating on. The timer needs to be set to allow power through to the room stat.

                        The BG landlords contract is a great product for you. Not sure on the pricing but you get an annual service, landlords certificate, and 24/7 callout if your tenants get any future issues. Well worth enquiring about at least.

                          My boiler and my mams boilder has 2 as the "green band" for correct pressure. Not sure why then if thats too much.

                          If pressure is in there it should fire, could be what lee said though and its on timer.

                          My boiler is quite noisey so want it getting looked at, its been like that for months though and still same after a service.

                          Will stick it as low as I can tonight and see how it goes.

                            It has a green band because the water expands when the boiler warms up creating higher pressure in the sealed system. It should always be set to between 1-1.5 when cold. This will then increase slightly when it's warm, and drop again when it cools back down.
                            Also, a service is generally a visual inspection with a couple of tests included. If it is noisy both before and after the service, the service guy has clearly chosen to put his blinkers on and ignore it.

                              Thanks. Will check it out when I get in. Only noisey for shower I think. Heating and downstairs tap is fine.
