  • Garage Roofing Repair

    Evening all,

Theres a garage at my sisters house (2 min drive from here), and I want to use it when the Skyline turns up, not for storing the car, but for working on it and having a place to work if the weather is bad etc... It's smaller than the last garage I had access to, but can still fit a car in just about. Anyway, my sister and her boyfriend have neither the skills, time or want to repair the garage, and it just gets used as a dumping ground for stuff they dont want in the house. They are willing to let me clear it out, and use it for my own purposes, if I foot the bill and do the work to "renovate" it.

This brings me to my question, directed at the builder/DIY types on here. The roof leaks, its corragated, and looks kind of asbestos'ish. I dont want to remove it, but it leaks. I was thinking of buying plastic corrigated roofing sheets in the same profile and effectively coating the existing roof in a thick adhesive, and putting the new roof sheets ontop, securing it down with some form of fastener thoguh the existing roof.

    1. Is this possible in any way shape or form?
    2. What adhesives could be used?
    3. Can you recommend a different way of doing it, that will seal the roof, but not involve taking down the asbestos panels?

    Dave.

Had to do this at work at the garage I work at as it sprung a leak.

We did exactly what you are planning to do, allthough some panels we completely replaced. The sort of adhesive we used was some sort of industrial strength expanding foam stuff both on top of the corrugated plastic and also underneath, but also underneath we used a sort of flat bubble wrap and then sealed that in with the same foam.

Thanks regfo, at least I know I'm not completely barking up the wrong tree, it was the first method that came to mind when it became apparent that I'm not forking out to have someone come in and remove the asbestos panels. I'll get googling for adhesvies etc. And also, I was planning to over the seems and edges of the inside with expanding foam too. So glad you said that.

      Cheers!

If you drill into it, it'll create dust asbestos dust is bad.

Should complete soak in water first, and try and remove as whole, whilst wearing protective breathing equipment. Then dispose of it properly

To stick another coating on top, could work. Would have to be perect though to stop water running under it. And same shape.

You have what I have here. We replaced half roof with plastic

It's easy to think **** it and drill(wheyyy) but aspestos is nasty ****

Helped a mate do this not to long ago and we used tech 7 for the sealant it's pricey but it's brilliant

We put about 7-8 bolts in each panel with rubber grommet type nuts to pull them tight together

I'd rather not remove it myself tbh... I dont want to die later on because i forgot something or was unlucky and breathed some, lol.

We did exactly what you described with ours - just went over the top of the old one.
It worked for a few years, but it's leaking again now. But I think that's partly down to it being almost flat.

A couple of years would be fine in all honesty for this situation..

My aim issue now is that I wouldn't trust the roof for me to crawl on it haha. So getting in a position to actually do it might be troublesome.

Going to want to address the structural issues then, dont want it coming down on your skyline

your idea sounds good and ive also heard of a spray on waterproof membrane that could seal the roof from the inside?

Are there holes in the roof, or cracks? If there are cracks, have a look for a product called Acrypol. It's paint on stuff that sets and sorts the leaks out very well.
Local councils will swear by this, we sell them by the box load. You can paint the underside, saves you having to worry about stressing the existing sheets.

Oooh... How big of a crack are talking about this stuff sealing? Can more than one coat be applied heavy to seal larger ones etc? Sounds good though.. Thabks Coleman

I was thinking hairline cracks. But if there are cracks with sunlight showing through, look for a product called flashband. It's a flexible adhesive lead flashing alternative and comes in a range of widths.
Stick over said crack, paint with acrypol, making sure the bushstrokes go one way, then apply a second coat, brushing at 90 deg to the first coat. It'll help seal the edges of the flashband.

I've yet to fully inspect the roof in daylight to find out exactly what I'll be dealing with, but this all sounds promising. At leat I know there are producer available to do this now. Thanks coleman
